We decided to go Professional and provide our services to a wider audience at a larger scale, to help fellow property owners by leveraging our learnings and knowledge.

3.What are the expectations/responsibilities of an owner? What does it take to avail smooth un-interrupted services?

2.Ensure that Rishika Property Management Services is plugged into any apartment notifications/communications that may be needed to provide efficient services.
3.Let your tenant know that you’re availing our services and that they can reach us instead of bothering you in times of need.
4.Can I rent out the house by keeping a portion of the house locked?
Yes, it is possible for you to list a partially locked house. For instance, if you have a 3 BHK, and you want to keep 1 room locked, you can list it as a 2 BHK house on our platform and clarify the same in the House description.
5.What is the duration of maintenance agreement?
Maintenance agreement is for a period of 2 years and can be renewed at the discretion of both parties.
6.Why Rishika Property Management Services when I can use regular BROKERS to rent out my property.
There are many benefits with using Rishika Property Management services instead of a typical broker.
You can only work with one broker at a time as he has to keep keys to show your property to prospective tenants. Rishika Property Management services works with many brokers at the same time. We keep the keys with ourselves, and market your property to all the brokers in the town. This helps to rent out the property quickly.
Broker services end the moment he finds a tenant for you. We at Rishika Property Management Services will work with you and tenant for background check, police verification, property handoff and inventory assessment. We also work at the time of tenant move out and provide a final assessment of the property to the owner.
7.Why we have to pay for BROKERAGE?
We engage all the brokers in the area to find a tenant for your property. This brokerage amount is passed on to the broker and helps to treat your property on a priority basis. We ask for this brokerage whenever we have to find a new tenant and engage brokers to do the job.
If you find a tenant from your own contacts, of if existing tenant is renewing the contract then there is no brokerage fees charged.
8.How you will market or advertise my property? What’s different?
We use all channels to advertise the property. We advertise property on our own Rishika Property Management website and also on other commonly used real estate web portals. We also engage all brokers of the area to find a tenant for the property.
9.I don’t think I need full Property Management services. I just want to rent out my property.
We only provide renting services to those properties which are coming to us for Property Management Services and properties who are managed by only Rishika Property Management Services.
10.Can I list the property for free?
Yes. There is no upfront payment on listing the property. We will make all the effort to find you a tenant and adjust our service charges only after finalizing a tenant for you.
11.What are your policies if tenants are not paying rent regularly?
We collect post-dated checks in advance from tenants to avoid this kind of situation. We do background checks and police verification of the tenant and provide all reports to the home owner. It is the home owner who finalizes a tenant. If a situation like this arises we work with the home owner to act on his behalf as directed by the owner.
12.What is the procedure for POLICE VERIFICATION of tenants?
We ask for Passport/Aadhar Card/ Driving licence/3 photographs and certificate of Permanent address.
All these documents are submitted in POLICE STN.
13.How do I know the amount spent on repairs? & How can I keep track of expenses incurred?
Rishika Property Management shall ensure that the charges incurred are appropriately reported by way of a monthly expenses report. Major works shall be undertaken only after confirmation from the Owner.
Rishika Property Management Services shall provide a periodic report of the Incidental Expenses account of the Owner.
14.Do you also deal in sale/purchase of properties?
Yes, we do deal in sale purchase of properties for our clients.
15.How do I terminate services your services?
The contract can be cancelled by either party by giving a 1-month notice, if the house is occupied. If the house is vacant, we shall handover the keys within 7-10 working days of the request being raised.
